Windsong Ranch is one of Prosper's flagship master-planned communities — and one of the most distinctive in North Texas. The 2,000-acre development off US-380 has its own crystal lagoon, miles of trails, and homes from some of the strongest builders in the region. It's also a community where window treatments matter more than most.

If you're moving in, settling in, or finally upgrading the builder-grade blinds you've been living with — this guide is for you.

About Windsong Ranch

Windsong Ranch homes range from the mid-$500Ks into the $1.5M+ range, with most of the new construction landing in the $700K–$1.2M sweet spot. Floor plans typically include 18–28 windows in a single-family home, with several architectural elements that drive window treatment decisions:

Working with the Builders

The builders active in Windsong Ranch — Highland Homes, Britton Homes, American Legend Homes, and others — all leave window treatments to the buyer. What they include is typically a basic 2-inch faux wood blind or nothing at all. Either way, you'll want to upgrade.

What that means in practice:

Architectural Styles & What Fits Each

Windsong has more architectural variety than a typical Texas master-planned community. The right window treatment depends on which style your home leans toward.

Modern Farmhouse

White or off-white plantation shutters with 3.5-inch louvers. Match the trim color of your interior baseboards.

Transitional

Wood-stained shutters in walnut or driftwood. Or layered roller shades with linen drapery panels.

Mediterranean / Tuscan

Stained wood shutters with deeper louver tones. Roman shades in warm neutrals as an alternative.

Contemporary

Motorized roller shades in solid colors. Or sleek 2.5-inch louver shutters in matte white.

French Country

Painted wood shutters in soft white with 3.5-inch louvers. Cellular shades in primary bedrooms.

Hill Country

Stained wood shutters that complement exposed beam ceilings. Avoid white in this style.

One unifying rule: In an open-concept Windsong floor plan, whatever you install in the great room sets the tone for the entire main level. Pick that one first, then match adjacent rooms.

Cost for a Typical Windsong Home

Most Windsong homes have between 18 and 28 windows. Here's what you're looking at depending on what you choose:

ApproachPer WindowWhole Home (22 windows avg.)
Quality Faux Wood Blinds$120–$180$2,640–$3,960
Poly Plantation Shutters$320–$450$7,040–$9,900
Wood Plantation Shutters$420–$600$9,240–$13,200
Mixed (Shutters + Shades)$8,500–$12,000
Whole-Home Motorized$450–$700$9,900–$15,400

Most Windsong homeowners land in the $9,000–$12,000 range for a mixed package — poly shutters in main living areas and bedrooms, with motorized shades or shutters on two-story windows and west-facing rooms.

New Construction Timing

If you're closing on a new Windsong home in the next few months, here's the sequence that works:

  1. 4 weeks before closing — initial consultation, sample review, ballpark quote. We can do this remotely if you're not local yet.
  2. 2–3 weeks before closing — final measurement at the builder's walkthrough. With permission from your builder rep, we measure every window. Order is placed.
  3. Closing day — keys in hand. Your treatments are already in production.
  4. Week 1 post-closing — install day. Most whole-home jobs install in 4–8 hours. You're not living with bare windows or builder blinds.

Why 2–3 weeks of production time matters: Most national chains quote 6–10 week lead times because they ship from out of state. Our manufacturer is in Richardson, TX — a 35-minute drive from Windsong. That's how we keep turnaround tight.

Refreshing an Existing Home

Windsong has been around long enough that the earliest sections (built around 2014–2018) are seeing their first major window treatment upgrades. If you're in this group, a few things to know:

Mistakes We See in This Neighborhood

After installing across Windsong Ranch, a few patterns repeat. Avoid these:

  1. Choosing 2-inch louvers in Windsong's tall rooms. The architectural scale calls for 3.5-inch (or 4.5-inch) louvers — anything smaller looks out of proportion in a 10-foot-ceiling room.
  2. Skipping motorization on two-story great rooms. Manual cords on 14-foot windows fail within months. If you skip motorization here, you'll regret it.
  3. Going too dark with stained wood. Windsong homes lean light and airy. Dark walnut shutters can shrink the visual space — better suited to the smaller library or office than the open main floor.
  4. Mixing too many styles. Open-concept floor plans show everything at once. Pick one shutter color and one shade color and stick with them.
  5. Forgetting blackout in bedrooms. Plantation shutters block 95% of light but not 100%. If you have early risers or shift workers in the home, add a blackout cellular shade behind the shutter.

Frequently Asked Questions

Can you match the shutters in our model home?

Yes — we install the same product lines and finish ranges used in most Windsong model homes. Send us photos or the builder spec sheet and we'll match exactly.

Do you work in the gated sections of Windsong?

Yes. We've installed throughout Windsong including the gated sections. You'll need to add us to the visitor list at the gate the day of measurement and install.

What about the crystal lagoon side homes?

Same products, but we recommend poly over wood for any home with direct lagoon-facing windows — the additional humidity and sun exposure favors poly's warp resistance.

Can you coordinate with our designer?

Absolutely. We work with interior designers throughout Prosper and bring samples, measurements, and proposals directly to design meetings if helpful.

Planning a Windsong Ranch Project?

We'll come to your home or jobsite, walk every window, show you samples that fit your specific floor plan and style, and hand you a written quote before we leave. Same-day appointments throughout Prosper.
